Areas like Bodija are established, relatively well-serviced, and popular with people who want a gated, serviced-apartment feel without the highest-tier pricing. If your PPA is near the University of Ibadan specifically, areas like Agbowo and Orogun (near the second gate) are the traditional student/young-professional zones, generally more affordable but with a more basic housing stock than Bodija.
